Your rental payment will include your base rental amount. Water/sewer varies per month, as it is based upon the floor plan and number of occupants. Trash is $30/month, and Pest Control is $3/month. Electric service is established and paid to Evergy directly. We are a gas free property. 

There is a $60 application fee per applicant. Anyone over the age of 18 who will reside in the apartment must complete their own application. There is a $300 non-refundable administration fee per unit. The application fee and administration fee are both due when submitting the application.

The income requirement is three times the monthly rental amount of your base rent. Your income will need to be verified during the application process via PDF paystubs, payroll verification, or bank statements. Our screening is done through a third-party company, and they look at criminal background history, credit history, and rental history.

Yes, we do require renter’s insurance. You can go through our preferred insurance company, Foxen, or use your own third-party insurance provider. There are specific renter’s insurance requirements. The requirements will be sent to you prior to move-in.

We do a criminal background check and credit check on all applicants. We have a pass or fail system through our third-party screening company that links with our property management software. There are times where we will accept conditional approval. Please contact the leasing office for more information.

Once someone applies, expect 3-5 business days on the approval of the rental application.

We offer 6-to-15-month lease terms. Your leasing professional can go over the available lease terms.

Per the lease agreement, we require a 60 day notice to vacate in writing. The lease termination fee is 2x the monthly rent. A 60-day notice cannot be accepted until the termination fee is paid in full. Please keep in mind that you are still responsible for your rental and utility payments until the 60-days are up.

4. Find your apartment community and enter the email address associated with your lease
5. Confirm your residence
6. Upload your proof of insurance showing the requirements listed below and submit

• A minimum of $100,000 in liability insurance
• Your insured address
• Northland Heights must be included as an additional interest or interested party and the address for notification of changes to your policy must be sent to PO Box 12367, Columbus, Ohio 43212
